Real estate owned by the Seller of Komercijalna Banka AD Belgrade with a share volume of 1/1, is located in Belgrade, in st. Mihaila Avramovića no. 14 and is registered in the Real Estate List no. 2522 KO Savski venac:
Family residential building, floors Po + Pr + 1 + Pk, consisting of:
Three bedroom apartment No.1 on the ground floor, usable area 105 m2;
Three bedroom apartment No.2 on the ground floor, usable area 105 m2;
Three bedroom apartment No.3 on the first floor, usable area of 100 m2;
Three bedroom apartment No.4 on the first floor, usable area of 100 m2;
Two bedroom apartment No.5 in the attic, usable area of 191 m2 and
is located on k.p. 21356/1 KO Savski venac with a total area of 1,114 m2 in state ownership 1/1 with the right of use in favor of Komercijelna Banka AD Belgrade.
For apartments on the floors Pr and 1st floor, the areas of the balcony are not stated, while for Pk, the area of the apartment with a reduced area of the roof terrace is stated. The real estate was previously used as a business space - a clinic.
Terms of sale
The real estate is being sold, in the existing - "seen" condition, without the buyer's right to subsequent complaints. In this regard, all interested persons may request additional information and notifications and inspect the condition of the real estate on working days from 10 am to 2 pm starting from 05.05.2021. year, and concluding on 14.05.2021. year, subject to prior written address and announcement to the Representative of the Seller to the e-mail address at least 24 hours before the desired date: firstname.lastname@example.org (contact person Branko Tasic, phone 060/349 69 25).
The final purchase price of the real estate will be determined after the procedure of collecting written offers. The costs of the tax on the transfer of absolute rights, notarization of the sales contract with the notary public and other possible costs that may arise from the realization of this legal transaction shall be borne by the buyer.
All legal entities and natural persons who meet the conditions of the advertisement have the right to participate in the advertisement. An orderly and complete written binding bid must contain all information about the bidder and attachments:
for natural persons: name and surname, ID number, address of residence, read ID card and must be signed, and if the person is a private entrepreneur, the offer is accompanied by an excerpt from the register of the competent authority and a certificate of tax identification number;
for legal entities: name and seat, copy of the decision on entry of the legal entity in the register of economic entities, copy of the contract on opening and maintaining an account with the commercial bank with which it has an account, copy of the decision on assigned tax identification number (PIB), name and surname of the authorized person for representation (director) and his signature, balance sheet and income statement for the last calendar year.
Along with the offer, the participant must submit proof of possession of funds in the amount of 100% of the offered amount on the account with the commercial bank with which he has an account on the day of submitting the offer. If the bidder is a natural person, it is necessary to submit information from which funds he plans to make the payment.
The bid is delivered by registered mail or delivery to the headquarters of the Seller's Representative: REAM d.o.o., New Belgrade, Bulevar Mihajla Pupina no. 165 / v, I floor until 14.05.2021. year, on working days from 09.00 to 15.00 (personal delivery).
Bids shall be submitted in a sealed envelope clearly marked: "Bid for the purchase of real estate in Belgrade, st. Mihailo Avramović - DO NOT OPEN ".
Incomplete and untimely bids will not be considered.
An offer in which the price is not stated, or given descriptively will not be considered. The offer must also contain the deadline for payment of the purchase price and be given as binding and in accordance with the ZOO.
The seller reserves the right to cancel the procedure under this public announcement, as well as not to select the most favorable bidder in case of receiving inappropriate and incomplete bids.
The seller will not bear any responsibility or be obliged to compensate any damage that the interested person as a participant in this ad may have in connection with participation in this procedure.
Selection of the most favorable bidder
The bid collection procedure is conducted by the Commission for the selection of the most favorable bidder (hereinafter: the Commission).
The opening of the received bids will be done by the commission no later than 7 (seven) days from the expiration of the announcement deadline.
The criterion for the selection of the most favorable bidder is the amount of the offered purchase price and the deadline for payment of the purchase price.
The commission for the selection of the most favorable bidder determines the order of valid bids. In the event that two or more bidders offer the same purchase price, the Seller reserves the discretion to select the most favorable bidder.
If only one offer arrives in the ad, it will be considered.
If the bidder whose bid was declared the most favorable does not sign the contract within 15 days from the day of receiving the invitation to conclude the contract, it will be considered that he has given up the sale, and the next most favorable bidder will be invited to conclude the contract.
Within 14 (fourteen) days from the day the decision of the competent authorities on the selection of the most favorable one is made
The Bidder, the participants in the advertisement will be notified in writing by the Seller's Representative about the selection of the most favorable bid.
