PUBLIC ANNOUNCEMENT

TO COLLECT BINDING BIDS FOR THE SALE OF REAL ESTATE

 

  1. Subject of sale:

 

Real estate owned by the Seller, NLB Komercijalna Banka A.D. Beograd, with a share volume of 1/1:

 

  • - Apartment (separate residential unit) located in a residential-commercial building, building no. 1, special part number 2, record number 2, usable area of 138 m2, construction area is not recorded. Real estate is a part of a residential and commercial building, which houses an active branch of NLB Komercijalna Banka A.D. Belgrade and represents in reality a physically separate diaspora.
  • - Auxiliary building, facility no. 2, area of 32 m2.

All registered on plot 6141 K.O. Vrbas-grad, which is not the subject of sale.

  • - Cadastral parcel no. 6142 K.O. Vrbas-grad, city building land, field 1st class, area of 584 m2.

The immovable property in question is recorded in the real estate sheet no. 4890 K.O. Vrbas-grad and located at the address Maršala Tita 49 in Vrbas.

 

  • These properties are sold only and exclusively as a whole.

 

  1. Terms of Sale

 

Real estate is sold, in the existing - "seen" state, without the buyer's right to subsequent complaints.

 

In this regard, all interested persons can request additional information and notifications and make an insight into the state of real estate on weekdays from 10 a.m. to 2 p.m., starting from 15 April 2024, and ending on April 25, 2024, provided prior written address and announcement at the e-mail address: branko.tasic@ream-srb.com, at least 72 hours before the desired date, as well as on the phone number +381 060 / 349 69 25 (contact person Branko Tašić).

 

The final purchase price of the real estate will be determined after the procedure of collecting bids has been carried out.

 

The costs of tax on the transfer of absolute rights, certification of the sales contract with the notary public and other possible costs that may arise from the realization of this legal transaction are charged to the buyer.

 

  1. Terms of application

 

The right to participate in the advertisement is granted to all legal entities and natural persons, who meet the terms of the advertisement.

A regular and complete written binding offer must contain all the information about the bidder and the method of payment of the purchase price, i.e. attachments:

  • for natural persons: name and surname, registration number, address of residence, read identity card, and if the person is a private entrepreneur, the offer is accompanied by an extract from the register of the competent authority and a certificate of tax identification number, as well as a statement on the manner and deadline for payment of the offered purchase price;
  • for legal entities: name and seat, copy of the decision on registration of a legal entity in the register of business entities, copy of the decision on assigned tax identification number (TIN), name and surname of the person authorized to represent (director) and his signature, as well as a statement on the manner and deadline for payment of the offered purchase price.

 

The participant must additionally submit proof of possession of funds in the amount of 50% of the offered price in the form of a certified bank certificate.

 

The bidder must also provide information from which funds he plans to pay the total offered price.

 

The offer is delivered exclusively in person, i.e. by courier service, by handing over at the address: REAM d.o.o., New Belgrade, Bulevar Mihajla Pupina no. 165v, ground floor, until 26.04.2024. year, weekdays from 09.00 to 15.00h. Bids that arrive after 26.04.2024. at 15h will not be considered.

 

Bids are submitted in a closed envelope with clearly marked: "Bid for the purchase of real estate per advertisement from 12.04.2024.– Real estate Vrbas - DO NOT OPEN".

 

Incomplete and untimely offers will not be considered. 

 

An offer in which the price is not specified, or given descriptively, will not be considered. The offer must also contain a deadline for payment of the purchase price and be given as binding and in accordance with the ZOO.

 

The seller reserves the right to cancel the procedure according to this public announcement, as well as not to select the most favorable bidder in case of receipt of inadequate, unsatisfactory and /or incomplete offers.

 

The seller shall not be liable or obliged to compensate for any damage that the interested person as a participant in this advertisement may possibly have due to participation in this procedure.

 

  1. Selection of the best bidder

 

The process of collecting, opening bids and ranking bidders is carried out by the Commission for the selection of the most favorable bidder.

 

The criterion for the selection of the most favorable bidder is the amount of the offered purchase price and the deadline for payment of the purchase price.

 

The Commission for the selection of the best bidder shall determine the order of valid bids. In the event that two or more bidders offer the same purchase price, the Seller reserves the discretion ary right to select the preferred bidder.

 

Bidders who submitted bids do not have the opportunity to attend the opening of bids. All bidders who submit a bid, after the completion of the sale or cancellation process, have the right to see the Minutes of opening bids.

 

If only one offer arrives on the ad, it will be taken into consideration.

 

If the bidder whose bid has been declared the most favorable, within 15 days from the date of receipt of the invitation to conclude the contract, he will be considered to have withdrawn from the sale and will be held liable for compensation for damages to the seller. 

 

After the decision of the Commission on the selection of the most favorable Bidder, the participants of the advertisement will be informed by the Seller's Representative of the selection of the most favorable bid.
