PUBLIC ANNOUNCEMENT

TO COLLECT BINDING OFFERS FOR THE SALE OF REAL ESTATE

 

 

  1. Item of sale:

 

Real Estate owned by the Seller, NLB Komercijalna Banka A.D. Beograd, with a share volume of 1/1:

 

  • - Business premises for which the activity has not been determined, at the address Palmira Toljatija 5 (Stari Mercator), New Belgrade, on the second floor of the store, building number 2 on cadastral plot 254 K.O Novi Beograd, registration number 226, special part number 168L, registered usable area of 633 m2.
  • - Business premises for which the activity has not been determined, at the address Palmira Toljatija 5 (Stari Mercator), New Belgrade, on the second floor of the store, building number 2 on cadastral plot 254 K.O. New Belgrade, entrance number 5, registration number 227, special part number 169L, registered usable area of 4 m2.

 

In reality, these business premises form a single whole.

 

  1. Terms and Conditions of Sale

 

The real estate is sold, in the existing - "seen" condition, without the buyer's right to subsequent complaints.

 

The initial price of the real estate is EUR 700,000.00 in foreign currency or in dinar equivalent at the middle exchange rate of the NBS on the day of payment.

 

In this regard, all interested persons can request additional information and notifications and inspect the state of real estate on weekdays from 10 am to 2 pm starting from October 11, 2024, and ending on November 8, 2024, subject to prior written address and announcement to the e-mail address: miroslav.djuran@nlbre.rs, at least 72 hours before the desired date, as well as at the phone number +381 65 / 956 7814 (contact person Miroslav Đuran).

 

The final purchase price of the property will be determined after the bidding process has been conducted.

 

The costs of tax on the transfer of absolute rights, certification of the purchase contract by a notary public and other possible costs that may arise from the realization of this legal transaction are at the expense of the buyer.

 

  1. Terms & Conditions

 

The right to participate in the advertisement has all legal entities and natural persons who meet the conditions of the advertisement.

A proper and complete written binding offer must contain all the information about the bidder and the method of payment of the purchase price, i.e. attachments:

  • For natural persons: name and surname, registration number, address of residence, ID card, and if the person is a private entrepreneur, the offer is accompanied by an excerpt from the register of the competent authority and a certificate of tax identification number, i.e. a statement on the manner and deadline of payment of the offered purchase price;
  • For legal entities: name and registered office, copy of the decision on registration of the legal entity in the Register of Business Entities, copy of the decision on the assigned tax identification number (TIN), name and surname of the person authorized to represent (director) and his signature, i.e. a statement on the manner and deadline of payment of the offered purchase price.

 

With the offer, the participant must additionally submit proof of possession of funds in the amount of 50% of the offered price in the form of a certified certificate from the bank.

 

It is also necessary for the bidder to provide information on the funds from which he plans to make the payment of the total offered price.

 

The bid is submitted exclusively in person, i.e. by courier, by handing over at the address: NLB REAL ESATE d.o.o., New Belgrade, Bulevar Mihajla Pupina br. 165v, ground floor, until 11.11.2024, on weekdays from 09.00 to 15.00h. Bids received after 11.11.2024 at 3 p.m. will not be considered.

 

Bids are submitted in a sealed envelope on which it is clearly marked: "Offer for the purchase of real estate according to the advertisement of 11.10.2024 – Real estate Stari Mercator - DO NOT OPEN".

 

Incomplete and untimely bids will not be considered. 

 

An offer in which the price is not specified, or is given descriptively, will not be considered. The offer must also include the deadline for payment of the purchase price and be given as binding and in accordance with the Act.

 

The seller reserves the right to cancel the procedure under this public announcement, as well as not to select the most favorable bidder in the event of receipt of inadequate, unsatisfactory and/or incomplete offers.

 

The seller will not bear any responsibility or be obliged to compensate for any damage that the interested person as a participant in this advertisement may possibly have due to participation in this procedure.

 

  1. Selection of the preferred bidder

 

The procedure of collecting, opening bids and ranking bidders is carried out by the Commission for the selection of the most favorable bidder.

 

The criterion for the selection of the most favorable bidder is the amount of the offered purchase price and the deadline for payment of the purchase price.

 

The Commission for the selection of the most advantageous bidder determines the order of valid bids. In the event that two or more bidders offer the same purchase price, the Seller reserves the discretion to select the most advantageous bidder.

 

Bidders who have submitted bids are not allowed to attend the opening of bids. All bidders who submit an offer, after the completion of the sale or cancellation process, have the right to inspect the Record of the opening of bids.

 

If only one bid is received, it will be considered.

 

If the bidder whose bid has been declared the most advantageous, within 15 days from the date of receipt of the invitation to conclude the contract, does not sign the contract, it will be considered that he has withdrawn from the purchase and sale and will be called to responsibility for damages to the seller. 

 

Upon the decision of the Commission on the selection of the most favorable bidder, the participants of the advertisement will be informed by the Seller's Representative about the selection of the most favorable offer.
