PUBLIC TENDER FOR COLLECTING BINDING OFFERS FOR THE SALE OF REAL ESTATE

Real estate owned by the Seller, NLB Komercijalna banka AD Beograd, with a share of 1/1:
Property 1:

Financial services business premises, located at Moše Pijade 2a, Požarevac, on the ground floor of a residential-business building of business services – part of Trg Radomira Vujovića 1, building number 1 on parcel 1352/4 KO Požarevac, registry number 9, special part number 1, registered usable area of 175 m².
Property 2:

Financial services business premises, located at Golubački trg 1, Golubac, on the ground floor of a residential building for collective housing, building number 1 on parcel 6122 KO Golubac, registry number 1, special part number 1, registered usable area of 76 m².
Property 3:

Industrial business complex in Niš, in the Crveni Krst municipality, in the Vrtište settlement at Beogradska bb, consisting of the following buildings:

Building No. 1 – Food industry and beverage production building, area of 267 m²

Along with the associated land, and two unregistered buildings, all built on parcel 4817 KO Vrtište. The total area of the subject cadastral parcel is 1,816 m².

The parcel 4817 is encumbered with two charges, one being a notation of the initiation of a dispute to remove a previously made registration (registration date 08.05.2009.), and a notation of the receipt of a request to change the land use as of 21.01.2025.

Terms of Sale: The property is sold in its existing – "as seen" condition, without the buyer having any right to post-sale claims.
The starting price for Property 1 is 289.500,00 EUR, for Property 2 is 57.000,00 EUR, and for Property 3 is 190.000,00 EUR, in foreign currency or in dinar equivalent according to the NBS middle exchange rate on the payment date.
In this regard, all interested parties may request additional information and details and inspect the properties on working days from 10:00 AM to 2:00 PM starting from 04.04.2025, until 08.05.2025, upon prior written request and notice via email: miroslav.djuran@nlbre.rs, at least 72 hours before the desired appointment, or by calling +381 65 / 956 7814 (contact person Miroslav Đuran).
The final purchase price of the property will be determined after the completion of the offer collection process.
The costs of the transfer of absolute rights tax, notarization of the purchase contract, and any other potential costs arising from the realization of this legal transaction are borne by the buyer.

Conditions for Application:
All legal entities and individuals who meet the terms of the advertisement are eligible to participate. A complete and valid written binding offer must contain all information about the offeror and the method of payment of the purchase price, including:

For individuals: full name, personal identification number, address of residence, a copy of the ID card, and if the individual is a private entrepreneur, a copy of the register extract from the relevant authority and the tax identification number certificate, or a statement about the method and timing of the payment of the offered purchase price;

For legal entities: name and registered office, a copy of the resolution on registration in the business registry, a copy of the tax identification number (TIN) certificate, name and signature of the authorized representative (director), and a statement about the method and timing of the payment of the offered purchase price.
In addition to the offer, the participant must provide proof of having funds amounting to 50% of the offered price in the form of a certified bank statement.
The offeror must also provide information on the sources from which the full offered price will be paid.
The offer must be submitted personally or by courier to the address: NLB REAL ESTATE d.o.o. Belgrade, Novi Beograd, Bulevar Mihajla Pupina 165v, ground floor, by 09.05.2025, weekdays from 9:00 AM to 3:00 PM. Offers received after 09.05.2025, at 3:00 PM will not be considered.
The offers should be submitted in a sealed envelope clearly marked: "Offer for the purchase of real estate according to the advertisement of 04.04.2025 – Property – specify number – DO NOT OPEN."
Incomplete and untimely offers will not be considered.
An offer in which the price is not specified, or is described in words, will not be considered. The offer must also contain a deadline for the payment of the purchase price and must be binding in accordance with the Civil Code.
The Seller reserves the right to cancel the procedure under this public advertisement, as well as to not select the most favorable offer in the case of receiving inappropriate, unsatisfactory, and/or incomplete offers.
The Seller will not bear any responsibility or be required to compensate any damage that an interested party may incur in relation to participation in this procedure.

Selection of the Most Favorable Offer:
The procedure for collecting, opening, and ranking offers is conducted by the Commission for the selection of the most favorable offer.
The criteria for selecting the most favorable offer are the amount of the offered purchase price and the payment term.
The Commission for the selection of the most favorable offer establishes the order of valid offers. If two or more bidders offer the same purchase price, the Seller retains the discretion to choose the most favorable bidder.
Bidders who have submitted offers cannot attend the opening of the offers. All bidders who submit offers, after the completion of the sale or cancellation process, have the right to inspect the Minutes of the offer opening.
If only one offer is received, it will be considered.
If the bidder whose offer is declared the most favorable does not sign the contract within 15 days from the receipt of the invitation to conclude the contract, it will be considered that the bidder has withdrawn from the purchase, and they will be held accountable for damages to the seller.
Once the decision is made by the commission regarding the selection of the most favorable bidder, the Seller’s representative will notify the participants of the advertisement of the selected offer.
