FOR SUBMISSION OF BINDING OFFERS FOR THE PURCHASE OF REAL ESTATE

1. Subject of Sale:

Real estate owned by the Seller, NLB Komercijalna Banka AD Belgrade, with a 100% ownership share:

Property 1:

  • Apartment in Ćuprija, located at Alekse Šantića 2, entrance no. 1, registry number 20, unit number 24, usable area of 71 m², on the fourth floor of a multi-residential building (building no. 1, floors: basement + ground floor + 4 floors + attic), all registered on parcel 881/14, Cadastral Municipality Ćuprija (urban area).

Property 2:

  • Functional unit at Čajnička 17, Crveni Krst municipality, city of Niš, on cadastral parcels 5847/343 and 5847/344, Cadastral Municipality Crveni Krst.

The property includes:

  • Cadastral parcel 5847/343, total area 487 m², on which is located:

  1. Residential-commercial building, registered as building no. 1, built with construction permit but without usage permit. Ownership of 4/169 not determined (off-the-record owner: NLB Komercijalna Banka a.d. Belgrade), and 165/169 owned by NLB Komercijalna Banka a.d. Belgrade. Building area: 169 m². Structure: basement + ground floor + 1 floor + attic. It includes:

  2. Auxiliary building, registered as building no. 2, built without construction permit, fully owned by NLB Komercijalna Banka a.d. Belgrade. Area under the building: 114 m². Structure: ground floor only.

  3. Other construction land, state-owned, with ownership rights in favor of NLB Komercijalna Banka a.d. Belgrade, area 204 m², registered as 4th class field (undeveloped part of the land).

  • Cadastral parcel 5847/344, total area 199 m², on which is located:

  1. Auxiliary building (part), registered as building no. 1, built without construction permit, fully owned by NLB Komercijalna Banka a.d. Belgrade. Area under the building: 155 m². Structure: ground floor only.

  2. Other construction land, state-owned, with ownership rights in favor of NLB Komercijalna Banka a.d. Belgrade, area 19 m², which includes part of building no. 1, registered on parcel 5847/343.

  3. Other construction land, state-owned, with ownership rights in favor of NLB Komercijalna Banka a.d. Belgrade, area 25 m², registered as 4th class field (undeveloped part of the land).

Notes:

  • The property is sold only and exclusively as a whole.

  • The sale form (pre-contract or final contract) depends on the legal interpretation of the competent Public Notary.

  • The offeror assumes all actions necessary for completing the transaction, and the seller will provide necessary approvals and authorizations, provided they do not violate legal procedures or internal NLB Group regulations.

  • The buildings form a functional unit under the possession of NLB Komercijalna Banka a.d. Belgrade. There are encumbrances on the properties. The buyer assumes all costs and risks of these encumbrances, without the right to compensation, reimbursement, or any other claims from the Bank.

  • Industrial-business complex in Majur, city of Šabac, at Obilazni put 35, consisting of:

    • Building no. 1 – Other buildings – administrative building, 306 m²;

    • Building no. 2 – Other buildings – production hall, 744 m²;

    • Building no. 3 – Other buildings – boiler room, 31 m²;

    • Building no. 4 – Other buildings – coal shed, 82 m²;

    • Building no. 5 – Other buildings – carport, 100 m²;

    • With associated land, all built on parcel 3376/2, Cadastral Municipality Majur.

    • Total area of the parcel: 4,358 m².

Property 4:

  • Land in Oblačina, Merošina municipality:

    • Parcel no. 53/2, Cadastral Municipality Oblačina, area 2,946 m², agricultural land, 3rd class field;

    • Parcel no. 96/2, Cadastral Municipality Oblačina, area 4,115 m², agricultural land, 3rd class orchard;

    • Parcel no. 256/1, Cadastral Municipality Oblačina, area 5,166 m², agricultural land, 4th class field.

Note:
The land is sold exclusively as a whole.


2. Terms of Sale

The property is sold in its current “as-is” condition, with no right to subsequent complaints by the buyer.

Starting prices are:

  • Property 1: €29,000

  • Property 2: €149,000

  • Property 3: €241,000

  • Property 4: €5,470
    (in euros or RSD equivalent at the NBS middle exchange rate on the payment day)

Interested parties may request additional information and inspect the properties on weekdays from 10:00 to 14:00, starting September 2, 2025, and ending September 11, 2025, with prior written request and notice sent at least 72 hours in advance to:

The final sale price will be determined after the offer collection process.

The buyer bears:

  • Property transfer tax

  • Contract notarization costs

  • Any other costs related to the legal transaction.


3. Application Conditions

All legal and natural persons who meet the terms may participate.

A valid binding written offer must include:

  • For individuals: full name, ID number, residence address, scanned ID; if a sole proprietor – also a business register excerpt and tax ID certificate; statement of payment method and timeline.

  • For legal entities: company name and address, company registration certificate, tax ID certificate, name of authorized person (director), signature, and statement on payment method and timeline.

Each participant must also provide:

  • Proof of available funds for 50% of the offered price via a certified bank statement.

  • A statement on the source of funds for paying the total price.

Offers must be submitted in person or by courier to:

The envelope must be sealed and clearly labeled:
"Offer for Real Estate Purchase from Notice Dated 29.08.2025 – Property – [Insert Property Number] – DO NOT OPEN"

Incomplete or late offers will not be considered.
Offers without a clearly stated price or described in general terms will be disregarded.
Offers must include a payment deadline and be binding in accordance with the Law on Obligations.

The Seller reserves the right to cancel the procedure or not select any offer in the case of unsatisfactory, incomplete, or inadequate offers.
The Seller bears no liability for any damages to participants related to this call.


4. Selection of the Most Favorable Offer

The procedure of collecting, opening, and ranking offers is carried out by the Commission for Selection of the Most Favorable Offer.

Evaluation criteria:

  • Offered price

  • Payment deadline

If two or more bidders offer the same price, the Seller reserves the right to request revised offers and choose the most favorable one.

If only one offer is received, it will be considered.

If the selected bidder fails to sign the contract within 15 days of invitation, it will be considered a withdrawal, and they will be liable for damages.

All participants will be notified of the selected offer by the Seller’s representative after the commission's decision.
