• Business building – Bank (part), building footprint: 267 m², total usable area: 1,266 m², building no. 2.
  Structure: Basement + Ground floor + 4 floors (usage permit obtained).
  Ownership share of NLB Komercijalna Banka a.d. Belgrade: 100% (1/1).
  The building is constructed on plot no. 1811, Cadastral Municipality (CM) Kruševac (urban construction land), total land area: 1,880 m², for which NLB Komercijalna Banka has usage rights.

• Auxiliary buildings, with building footprints of 21 m², 8 m², 54 m², and 101 m², building numbers: 3, 4, 5, and 6, constructed without building permits on plot no. 1811, CM Kruševac. Ownership is not registered; however, NLB Komercijalna Banka a.d. Belgrade is the de facto owner (off-registry ownership).

Terms of Sale:

• The property is sold in its current, “as-is” condition, and the buyer shall have no right to subsequent claims.

Starting Price:

EUR 2,500,000.00, payable in euros or the RSD equivalent at the official middle exchange rate of the National Bank of Serbia (NBS) on the date of payment.

Mandatory Elements of the Offer:

The bidder must include indicative monthly rental values for the following spaces in the offer:

1. Bank Branch Area – part of business premises, building no. 1, located across basement, ground floor, and first floor, Unit no. 1, Entrance 101, Registry no. 26.
   Total usable area: 593 m²

   • Ground floor: 480 m²

   • Partial basement: 113 m²
     This area currently hosts an NLB Komercijalna Banka branch. After the sale, NLB Komercijalna Banka intends to lease this space from the new owner under a lease agreement.

   Three parking spaces must be provided on the property for this lease.

2. Commercial unit – 76 m², Registry no. 25, ground floor, Entrance 101A.

3. Commercial unit – 28 m², Registry no. 24, ground floor, Entrance 101V.

Application Requirements:

All legal entities and individuals who meet the conditions of the notice are eligible to participate.

A complete binding written offer must include:

• For individuals:

  • Full name, ID number, address, copy of ID

  • If a sole trader: extract from the relevant business registry and tax ID confirmation

  • Statement on method and deadline of payment

• For legal entities:

  • Company name and address

  • Copy of business registry certificate

  • Name and signature of authorized representative

  • Statement on method and deadline of payment

Additionally, all bidders must provide:

1. Proof of deposit payment in the amount of EUR 100,000, per instructions provided by the advertiser.

2. Statement of forfeiture of deposit refund and acceptance of terms – draft available from the advertiser.

3. Proof of available funds equal to 50% of the offered price, in the form of a certified bank statement.

4. Statement of source of funds intended for full payment.

⚠️ Offers that do not specify the price clearly (e.g. only descriptive) will be rejected.
⚠️ The offer must state the payment deadline and be binding in accordance with the Law on Obligations.

Seller’s Rights:

The Seller reserves the right to:

• Cancel the process at any time

• Reject any or all offers that are inadequate or incomplete

• Make no selection if no suitable offers are received

The Seller assumes no liability and shall not be responsible for any damages the participants may incur during this process.

Selection of the Most Favorable Bidder:

• The Commission for selection of the most favorable bidder will conduct the evaluation.

• Criteria:

  • Offered purchase price

  • Proposed lease prices for the subject premises

  • Payment deadline

If two or more bidders offer the same price, the Seller reserves the right to request revised offers and make a discretionary selection.

If only one valid offer is received, it will be considered.

If the selected bidder fails to sign the contract within 15 days from receiving the invitation, it will be deemed as withdrawal, and the Seller will have the right to claim damages.

Once the Commission makes its decision, all participants will be informed by the Seller’s representative.
